Why are these homes so inexpensive?

Unlike a traditional home, these homes do not include the land the house sits upon. The land belongs to the mobile home park. While you own the home, you will still pay rent for the use of the land.

What is the process for buying one of your homes?

The purchasing process for these homes is surprisingly quick.
• Once you identify the home you want, you sign a purchase agreement with earnest money (usually around $1000).
• Then you apply for residency at the park (I am not a representative of the park and have no influence as to your acceptance). There is usually a small fee charged by the park. The park will process your application. This process can include any or all of the following: criminal background check, credit check, employment and wage verification, rental history check, etc. (each park follows their own procedure and has different requirements).
• Once you are approved by the park, you are ready to close on the house. At closing we sign the closing documents, you give me either the balance due on the house (if you are paying cash), or the balance of the down payment (if you are using owner financing) and I hand you the keys to your home.

How long does it take to get from buying the house to moving in?

The process can be very fast. It mostly depends on how long it takes for the park to process your application (from a matter off hours to a couple of weeks) and whether our required work on the home is complete.

How much is lot rent?

In the Las Vegas area, lot rent generally ranges between $500-$900 per month with most falling in the $650-$750 range. I include the specific lot rent information on each individual listing.

What makes this better than an apartment?

Without any shared walls or neighbors directly above or below you, you get far more privacy in a manufactured home. You also typically get far more living space for less monthly expense than you would in an apartment. Finally, your mobile home will be an asset that can be sold in the future when you want to move to a new place. Some buyers are taking the difference between their old rent and their new monthly expense and saving it for a future purchase.

How do I know the house is in good condition?

We use and test all systems in the house to make sure they are in working order. In addition, systems like air conditioning and heating are inspected by a licensed professional and repairs are made when needed. Also, we include a one-year home warranty with the purchase of any home we have reconditioned. Fixer homes may or may not have been fully inspected and will not include the home warranty.

Can I use the home as a investment property for renters?

Although some parks may have homes that they own and rent, I am not aware of any park that allows their owners to do so. In fact, most parks strictly forbid the practice and will impose hefty fines for those that choose to violate their rules. They require he owner to be one of the resident.
